Do Termites Affect Austin Home Values?
What buyers, sellers, and homeowners need to know about inspections, treatment, and prevention.
Read post →Buying a home is usually the biggest purchase you will ever make, and termite damage is not something you want to discover after closing. Our wood destroying insect (WDI) inspection gives you a detailed inspection and a written report on any termites or termite damage in the house before you close.

What we do
We inspect around the perimeter of the house for mud tunnels and dirt on the walls, check the crawl space and other accessible areas, and look for swarmers when it is the right season for them. Our technicians have over 20 years of experience identifying termite activity and damage.
Texas rules make this a visual inspection of accessible areas. Nothing is removed or damaged to look, so spots hidden behind wall coverings, furniture, or stored items are noted as not inspected.
You get the Texas Official Wood Destroying Insect Report (TDA form SPCS/T-5), the report Texas requires for real estate transactions. It covers subterranean, drywood, and Formosan termites, carpenter ants, and other wood destroying insects, and it notes any active infestation, previous infestation, or previous treatment.
It also lists conducive conditions, like wood-to-ground contact, excess moisture, or a woodpile against the house, and includes a diagram of the property with any findings marked.
If there is an active infestation, we can treat it with Termidor®, the number one conventional termite treatment in the U.S., backed by a one-year warranty that is renewable yearly.
Under Texas rules, a report can only recommend corrective treatment for an active infestation, or for a previous one with no sign it was ever treated. You get a straight answer, not a sales pitch.
Why it matters
In Texas, only a technician licensed by the Texas Department of Agriculture in the termite and wood destroying insect category can perform a WDI inspection. A home inspector’s TREC license alone does not cover it, which is why buyers often need a separate termite inspection alongside their general home inspection.
Some loans require it outright. The VA requires wood destroying insect information for home loans everywhere in Texas, and an FHA appraiser who sees signs of termites or prior treatment will make the appraisal subject to a pest inspection. Texas’s standard resale contract also gives buyers an option period to get inspections done before they are locked in. Want the bigger picture? Read how termites affect Austin home values. Reliable, professional, punctual, friendly, worry-free service. My experience with them has never been anything less than that for several years now, and I have absolutely no reason to believe that will change for many years to come. I could not be happier with them.
We’ve had Accurate Pest Control service our property since 2008. They don’t try to sell us anything we don’t need. Our monthly service fee has been consistent and reasonable since 2008. It’s difficult to find a quality company in most home services, but you can count on Accurate Pest Control to take care of your property.
What a great company! I purchased an ant control plan that had a 1 yr warranty for our yard. One month later, new ant mounds in other parts of our yard. I called them and they came out and treated again at no charge. It’s been 2-3 months and no ants. They also treat my house and the chemicals they use aren’t harmful to animals.
I receive quarterly pest treatments and had them out for critters in the attic over the summer as well. Very friendly and helpful service! I felt safe with both men that came to help even though I was home alone. The price is competitive and fair. Would definitely recommend!

It depends on the loan. Not on a TREC home inspector license alone. Texas requires wood destroying insect inspections to be performed by someone licensed by the Texas Department of Agriculture in the termite and wood destroying insect category.

No. The inspection is visual and covers accessible areas only, and the official form states that it is not a structural damage report or a warranty. It is a professional look at what can be seen on the day of the inspection.
The report will say so and recommend treatment for an active infestation. We can treat with Termidor, backed by a one-year warranty that is renewable yearly, so the problem is handled before or after closing depending on what you and the seller agree to.
